Choosing a Water Heater for a Garden Room

A water heater for garden room use should be sized around what happens at the tap, not the size of the building. A garden office with a small hand basin has a very different requirement from a garden annexe with a shower room, kitchenette and regular overnight guests. Get that distinction right first and you can avoid paying for unnecessary capacity or fitting a unit that runs out halfway through a shower.

For most detached garden rooms, electric hot water is the straightforward choice. There is no need to extend a gas supply across the garden, and a correctly specified electric unit can provide hot water exactly where it is needed. The best option depends on peak demand, available electrical supply, water pressure and whether the room is used occasionally or every day.

Start with the hot-water job

Before comparing litres, decide which fixtures need hot water and whether they could be used together. A cloakroom-style basin needs only a small amount of water at a time. A kitchen sink may need enough hot water for washing up. A shower requires a far greater, sustained supply, particularly where a mixer shower is fed from the hot-water system.

A garden room used as an office, gym or studio commonly needs hot water only for handwashing. In this case, a compact point-of-use heater installed close to the basin is usually the most efficient and practical route. It reduces pipe runs, avoids heat loss through long lengths of pipework and delivers hot water without waiting for water to travel from the main house.

For a self-contained annexe, treatment room or garden room with a shower, think in terms of household hot-water demand. A small stored cylinder may suit one person and light use, while a larger unvented cylinder is more appropriate where several fixtures, longer showers or repeat use are expected. The system must be planned around the real pattern of occupancy, not just the number of rooms.

Choosing a water heater for a garden room

There are three main electric approaches, each suited to a different requirement.

Compact stored water heaters for basins and sinks

Small electric water heaters store a set volume of hot water and are ideal for a hand basin, utility-style sink or kitchenette. Capacities around 5 to 15 litres are often enough for handwashing and light rinsing, provided demand is modest. A 10-litre unit is a popular choice where hot water is needed at one basin but there is no shower.

Stored units provide a familiar supply at the tap and usually do not require the high electrical load associated with an instantaneous heater. They need time to reheat after their stored water is used, so capacity matters. If the room will be used by clients, guests or a busy household throughout the day, allowing a little extra capacity is often worthwhile.

Check whether the product is designed for under-sink or over-sink mounting. This affects the tap arrangement, pipe connections and how neatly the installation fits into the room. Also allow for access to isolation valves and future servicing.

Instant water heaters for occasional on-demand use

An instant water heater heats water only when the tap is opened. It can be an excellent option for a single hand basin where use is brief and infrequent. There is no stored tank to reheat between uses, which can reduce standing heat losses.

The trade-off is flow rate. The colder the incoming mains water, the more electrical power is needed to raise it to a comfortable temperature. A compact instantaneous unit may be perfectly suitable for handwashing but is not normally a substitute for a shower system or a high-flow kitchen tap. In winter, users may need to reduce flow to achieve warmer water.

Electrical requirements deserve particular attention. Instantaneous water heaters can need a dedicated circuit and appropriate protective devices. Never choose one solely because it is physically compact. Ask a qualified electrician to confirm that the garden room's consumer unit, cable run and incoming supply can safely support the load.

Larger cylinders for showers and annexe living

If the garden room has a shower room, regular washing-up needs or more than one outlet, a mains-pressure electric cylinder provides a more dependable solution. It stores enough hot water for a meaningful draw-off and can supply hot water at mains pressure when connected to suitable pipework and fittings.

For one person taking short showers, a smaller cylinder may be sufficient. For a garden annexe used by guests, older children or tenants, greater capacity gives more breathing space between showers. Recovery time matters too. A higher-rated immersion heater can reheat the cylinder faster, but it must be matched to the electrical installation.

Unvented cylinders are pressurised systems and need the correct safety controls, including pressure and temperature relief protection, an expansion vessel where required, and a properly installed discharge route. Installation and commissioning should be carried out by a competent installer familiar with unvented hot-water systems. This is not a corner to cut in a detached building.

Size the unit around realistic demand

A useful rule is to choose the smallest capacity that comfortably covers normal peak use. Oversizing adds purchase cost, takes up more room and creates more stored-water heat loss. Undersizing brings cold water, slow recovery and frustrated users.

For a single basin, a compact 5 to 10 litre stored unit or a suitable instant heater is often enough. A kitchenette with routine washing-up may benefit from 10 to 15 litres, depending on usage and desired temperature. Once a shower is involved, the calculation changes significantly. The duration of showers, shower flow rate, cylinder temperature and incoming water temperature all affect usable hot-water volume.

Do not assume a cylinder's stated litre capacity equals the amount of mixed shower water available. Hot stored water blends with cold water at the outlet, so the usable amount can be higher than the cylinder volume, but only when the stored temperature and system settings are appropriate. An installer can help assess expected performance for a particular shower and household routine.

Plan the installation before ordering

A well-chosen heater can still disappoint if the garden room infrastructure is not ready. Measure the available wall or cupboard space, including service clearances, before selecting a unit. Confirm whether the wall can support the full operating weight of a stored water heater. Water is heavy: a 15-litre heater holds roughly 15kg of water before allowing for the appliance itself.

The cold-water feed also matters. A mains-pressure unit needs a reliable supply and suitable isolation. In winter, pipes routed beneath or outside the garden room need adequate insulation and frost protection. A frozen supply pipe can damage fittings and leave the building without water just when it is most needed.

For any electric heater, confirm the electrical route before work begins. Garden rooms often have limited electrical capacity, especially where the supply already serves lighting, sockets, electric panel heaters, an electric shower or cooking equipment. A qualified electrician should assess circuit loading, earthing, RCD protection and local isolation requirements.

Where the room is used as habitable accommodation, consider ventilation, drainage, access for maintenance and compliance with applicable Building Regulations. A shower, WC or unvented system can introduce requirements beyond the water heater itself. Good early planning is generally less costly than altering finished walls, cabinetry or external trenching later.

Running costs and practical efficiency

For light, occasional handwashing, the low standing losses of a point-of-use instant heater can make sense. For frequent basin use, a small stored unit may offer better comfort and more consistent temperature. There is no universal winner because usage pattern is the deciding factor.

For larger hot-water requirements, look for good insulation, sensible temperature controls and timers where they suit the household routine. Heating stored water only when the garden room is likely to be occupied can reduce wasted energy. However, hot-water hygiene and manufacturer instructions must be followed when setting temperatures and schedules.

An air-source heat-pump water heater can offer lower running costs for larger, regular domestic hot-water demand, but it needs suitable space, airflow and installation planning. It is rarely the first choice for a tiny office basin, yet may be worth considering for a properly occupied annexe with a substantial daily hot-water requirement.

A practical buying checklist

Before choosing, have these details ready:

  • The fixtures requiring hot water and whether they will run at the same time.
  • Expected daily use, including shower duration and number of occupants.
  • Available mounting space, wall strength and pipework route.
  • The electrical supply, existing loads and whether a dedicated circuit is available.
  • Whether the system will be open vented, mains pressure or unvented.
