An annexe can be perfectly finished and still feel incomplete if its occupant cannot get a reliable hot shower. Choosing a hot water system for annexe accommodation comes down to a few practical questions: how many people will use it, whether it has a bathroom and kitchen, how far it is from the main house, and what electrical capacity is available.
For a simple garden annexe used by one person, a compact electric solution may be all that is needed. For a self-contained space with a shower, kitchen and regular guests, stored hot water is usually the more comfortable and dependable choice. The right answer is not always the largest cylinder - it is the system that matches actual demand without wasting space or energy.
Start with how the annexe will be used
A home office with a cloakroom basin has very different requirements from a one-bedroom annexe used as a rental, a space for an adult family member or holiday accommodation. Begin by listing every outlet that needs hot water: basin, kitchen sink, shower, bath and any utility sink.
If hot water is only required at one basin or a small kitchen sink, a compact point-of-use electric water heater can be an efficient option. It heats water close to the tap, so there is little waiting time and minimal heat loss through long pipe runs. As a guide, consider whether the property needs one shower per day, back-to-back showers, or a shower plus washing-up at the same time. Those habits matter more than a broad bedroom count.

Size the cylinder around real demand
